There are ZERO foreclosure prevention companies. Her only possibility is the current holder of her mortgage. Either they modify or mortgage or they do not.
Disability can take up to 3 yrs for acceptance.
Seems like mom cannot afford the house, period and any modification will not improve her financial situations. All a Modification does is but the overdue payments to the rear of the mortgage.
Finding a New Lender to refinance is impossible since She has no credit any longer
Might be time for a reverse mortgage or a sale

There aren’t going to be any. To make matters worse, even after her disability kicks in she is not going to get a modification. Since she is using Greentree I am assuming you are not talking about a house, you are talking about a trailer, and no one will extend a trailer loan as the trailer will depreciate below $0 by the time it is paid for.
Also ignore the sharks here trying to rip you off, I reported the spam, but sometimes it is not deleted fast enough. They are feeding you BS in the hopes of conning you.

the answer to your question depends on the whether the new owner decides whether the new owner decides to retain the management firm to manage property. The contract gets end when ownership changes the hand If the lender continues with the management company then nothing changes If the lender does not continue with the management company then the rent goes to whomever the lender direct.
