The Southern Oracle asked:
My mother has applied for Social Security Disability. Naturally the process is taking longer than we anticipated and it is getting harder and harder for my sister and I to keep helping her stay afloat with families and finances of our own. So this company (which I’ve read horror stories about in consumer reports) will not work with her in any shape or form on payment arrangements, deferments, anything. To make matters worse they talk to her like she is the scum of the earth and harass the living hell out of her (one week late and they call her and tell her “well, guess it’s time to pack up and see what it’s like living on the street”). I am aware there are foreclosure prevention programs out there, but all I can find are ones that help you refinance, and with having no steady income to report until her disability goes through, I don’t know what kind of programs -if any- are available. We’ve already got her on food stamps, utilized the energy assistance programs, as well as gotten assistance from all of the local charitable organizations. We don’t expect her disability to take much longer, but in the mean time, can anyone suggest a foreclosure prevention program suited for someone in her position? Any other suggestions on other kinds of assistance that are out there that I haven’t stumbled upon yet? Any help is much appreciated
Thank you for the advice so far!
Additional info:
It is a modular on ten acres, last appraisal (3 yrs ago) was for $140,000.
I’d prefer not to deal with an attorney, as stated above – we are already having trouble making ends meet and that would be another expense we’d have no way to pay and time is short. Also, I’m not interested in opinions on what I’m doing wrong, just looking for facts and ideas on how to do something right.

There are ZERO foreclosure prevention companies. Her only possibility is the current holder of her mortgage. Either they modify or mortgage or they do not.
Disability can take up to 3 yrs for acceptance.
Seems like mom cannot afford the house, period and any modification will not improve her financial situations. All a Modification does is but the overdue payments to the rear of the mortgage.
Finding a New Lender to refinance is impossible since She has no credit any longer
Might be time for a reverse mortgage or a sale

obviously you have no idea how to handle this matter,,,,she needs a pro-,,you have so many misstatements, i feel for your mom….

There aren’t going to be any. To make matters worse, even after her disability kicks in she is not going to get a modification. Since she is using Greentree I am assuming you are not talking about a house, you are talking about a trailer, and no one will extend a trailer loan as the trailer will depreciate below $0 by the time it is paid for.
Also ignore the sharks here trying to rip you off, I reported the spam, but sometimes it is not deleted fast enough. They are feeding you BS in the hopes of conning you.

the answer to your question depends on the whether the new owner decides whether the new owner decides to retain the management firm to manage property. The contract gets end when ownership changes the hand If the lender continues with the management company then nothing changes If the lender does not continue with the management company then the rent goes to whomever the lender direct.
